Terry - I know its been a couple months since I talked to you about this and have now decided on a plan to move forward.
Bill Langer - I mention your video and production company in my posting....if you wish i can remove it immediately. Figured it could not hurt to send some business your way if they were interested in seeing your video of the hunt you had on our farm.
It is not without much thought and prayer that I make this decision. But, I will be selling my 86 acre farm in Iowa.
Life has a tendency to throw us curves and the Lord has these things planned for us to help us grow. I truly believe that.
Some of you have hunted with me and Iron Hills Whitetail Co. LLC. Some of you have Hunts booked for next year and you will be taken care of, that is my promise as a Brother with the Bow and Brother in Christ.
The Farm is 86 acres of Prime hunting ground. here are the details as I have it listed on craigs list. I am in no hurry to sell, just hoping another like minded individual might see an opportunity of a lifetime.

86 acres +- mostly high value new and mature timber, a new 24x40 Carriage Barn built 2 years ago with living space above a 3 bay garage 2x6 construction. A master craftsman built this barn.
in Zone 8 Jackson County Iowa. (there is a possibility to purchase the home and 2 acres with this ground) I will consider selling just land without the new barn. asking $584,000
This farm boasts the oldest CP-11 CRP planting in Jackson County - 14,000 Red Oaks, Walnuts and Cherries and some Pine Stands are now over 20+ years old.
This CP11 stand is a 21 acre plot and provides some serious timber value in the not to distant future. Additionally it provides seclusion comfort and serious Rut activity for monster whitetail and has been strictly left alone just for the purpose of providing sanctuary (as the land owner I don't even go in there...only to retrieve the harvest). Stands in the surrounding timber provide a show like you have rarely seen when the breeding season comes. The walnut creek bottoms and overgrown scrub have been fondly named the Hog Pen... trust me.. you'll know it when you hear it
The remainder of the farm is filled with draws spring fed creeks old apple orchards 16 acres of CRP pasture planted in switch grass and alfalfa and alfarack plus (this has been allowed to grow fallow) too many deer in the field when trying to get to the stands.
Timber stand improvement has been done on about 10 acres roughly 6 years ago and is now thick and perfect for security and seclusion. This property has 11 stand most of which will stay if you choose. The entire farm is surrounded by huge CRP fields and pasture and Crop ground making this a magnet.
Tremendous walnut crop on the property referred to as cannon barrel walnut by a local timber management co and the state forester.
This property has been home to Iron Hills Whitetail Co. LLC in the last 4 years and my personal hunting ground strictly managed for monster whitetail for 7. Over the past 4 years I have only catered to a very select clientele of traditional archery only hunters and pressure has been minimal to the extent of 1 person per 40 acres - exceptions were made during filming.
A hunt has been sold for 2014 and the down payment will be returned to the guest if you choose to not want to pursue the business. If you do agree to allow the 5 day hunt you will receive the down payment and second half of the payment including taxes from the guest. they will arrange hotel stay in town or can rent a small guest house from me 3 miles from the farm.
This farm has produced many monster bucks! In 2007 I personally harvested the number 3 non typical whitetail in Jackson county using a long bow. Many more huge bucks can be seen on my facebook page
https://www.facebook.com/IronHillsWhitetail A professionally shot video of traditional archery hunts including a few monsters that were passed on this farm can be seen by contacting Bill Langer Bow Hunting Productions LLC.
Additionl Info -
CRP Income is roughly 4500 a year which more than covers taxes.
I have accepted no more than 4 guests per archery season in order to keep the pressure low. Rates I charged were $1200.0 for 5 days unguided hunts.
