Great information! I am in the negotiating process now on a lease here in SC. I have not leased any land before but I have been a member of a good many clubs over the years and I have to agree that the Dictatorship is the best way as long as you get opinions from the members to use in your decisions.
I don't think that I read in the previous post about hunters liability insurance, it's not expensive but it is something else to work out...

Great post beaunaro. I have a trad only deer/hog club in Central Georgia and you nailed most all of the issues that can arise. You are dead right about having a very comprehensive set of rules that are set in stone. No wiggle room means there will be no wiggling. We did this from the very start and have never had a single issue but we are all trad so I think that goes a long way in having like minded folk that hunt together.
Ours is a Pin-in first come club with 50% being a wilderness (walk-in only) remote area and the rest electric vehicle only during strict designated times. It REALLY helps to promote daytime deer movement. I can't say our rules are perfect but we have yet to have a single conflict in going on 4 years. I will ad that interviews and in-person meetings are critical to protect the harmony of the exsisting group. Just because the guy has the money does NOT make him right for the group. Invite them down, walk the land and talk about the vision of what you are trying to do and get their take their expectations. Then make the offer for membership if they are a good fit. This may be the most critical and often overlooked element of a great hunting club.
I can provide the rules of our Trad Bow Only deer club to those that might want to use them as a template. Shoot me a PM if you need them.

It would be great , but unless you put a 40 ft fence around it, it will be used by others.
Not many obey POSTED signs today
I might buy in if it was in SE ohio.
Also make sure you select your partners well, just because they can afford it,doesnt mean you'll want them.
A few bad apples will ruin the basket.

I agree with Cory. Someone with a back bone has to be in charge and the rules have to be clear.I have been in several clubs and in a couple I almost got in fist fights with guys with no morals....and I`m easy to get along with. I left the last one and decided to hunt all public land that way I would expect people to do stupid stuff. Never had a problem on public land. I`m in a lease this year that is all gun hunters but me. It has very stiff rules and is a Christian based club. So far everything has been great.I`ve killed more deer than anyone else on the club this year. RC

Good point about the inexpensive insurance.
I hope this discussion helps those who want to pursue a lease.
It can work well and be a reasonable way for folks to hunt as long as you have tight rules, everyone knows them, and you have good people.
I would also like to compliment you on your guiding business. I can tell by your posts that you are an ethical businessman.

I have had several leases over the years and a good one now in OK. I always keep the group small with no rules. However it is understood when you pay ,
"If we need rules, I need different people."
