Ok-the answers on a lot of these questions is it depends. For starters we are located in GMU 12 and are the southernmost property surrounded on three sides by the Routt National Forest just a couple miles from the Flat Tops Wilderness, GMUs 24 and 231. If you are hunting GMU 12 for either elk, dear or bear you are getting trespass through our private property to limited access federal land to hunt, in addition to hunting our private property in addition to staying in an excellent mountain cabin where you can hunt right from the front door.
If you need to hunt in an OTC bow unit, we are 2.5 miles away from an OTC elk bow area (GMU 231). If you are hunting there then you are strictly getting a great affordable, comfortable cabin in an area with no cabin rentals available to the public within a 15-45 mile radius (it is all camping in our area unless you are paying for a guided hunt with one of the outfitters in the area).
We do not offer any guide services, however, there are licensed outfitters in the area that for additional fees, paid directly to them, will pack out an animal and some even offer day guiding.
